When my corporation partner & I looked for a new property for our cannabis shop, the two of us hired a realtor.
It was easier to hire a realtor than to look at 100 commercial spaces at the same time… The realtor helped us narrow down our possibilities to a few arenas… A few weeks ago, the two of us signed a lease on a 2000 square foot retail shop with an choice to renew the lease at the same price after 5 years.
The deal was perfect for the more than one of us & the two of us signed on the dotted line; Unluckyly, the realtor didn’t consider everything when she set us up with the property. The property is too close to an elementary school to home a cannabis dispensary. The city & town ordinance states that cannabis dispensaries must be more than 1,000 ft away from any school with children under the age of 16. The distance from the front door of the cannabis dispensary to the public school was 989 feet. I tried to reason with the city council members, but they did not want to budge on the rule. I spoke with the realtor about the problem when it first occurred & she promised that she could get me out of the lease if the town would not change their mind, she made fantastic on that promise, but the two of us still had to find another location for our business, and opening the retail cannabis shop was delayed by more than one weeks because of the seasoned & crazy rules of the city, luckily, the two of us found another suitable space for our shop, but the rent was much higher.
